The Central Park landscape revision has been completed for the summer.
Work was completed by Daniel's Lawn and Landscape.
Any Homeowner contracting to have a landscape project created or installed will receive a 10% discount during Summer 2022.

CPA HOA HOMEOWNERS
Summer weather is here-meaning hot and often windy days and warm nights. Remember any new projects need to be submitted to and approved by the Architectural Design Committee.
If you maintain your own yards please make sure your equipment is in working and safe order.
Mow your lawns (fescue) or have your service mow at a height of 3.5 to 4 inches and mow frequently when the temperatures are at the warmest. This will avoid scalping and help keep moisture in the soil. Too short and hot temps are perfect conditions for burnout and abundant weed growth.
Water only 2-4 days a week (depending on Mother Nature) but water each zone for longer periods. This allows strong roots to grow and will allow the moisture to sink deep down.
Your yard is about lawns AND landscape beds. Weed control is a consistent irritant but is equally important for staying within compliance with the HOA covenants. Refreshing mulch is a great way to help retain moisture and limit weeds in your beds and around trees.
Make sure your sprinkler system is in good working order.
Please be considerate of your neighbors...keep your lawns and landscape well maintained and weed free. Such details keep every neighbors' property values up.

Welcome to Central Park!
Bel Aire Central Park Homeowners Association is one of several HOAs within a development known as Central Park in Bel Aire, Kansas. The Central Park HOA includes two sections - known as The Park and The Village. Both sections are covenant communities and together, consist of 144 lots. Many of the homes are built around a distinctive alley system that allows garages and parking to be accessed from the back of the homes.
Our association is known for its diverse and unique home styles - everything from Craftsman to Bungalows to Modern Farmhouse to Traditional. The people who live here are synonymous with the homes - friendly, inviting, warm and full of charm and character! We have families, young couples, retired couples, and singles who all live as neighbors in one of the most beautiful areas in Bel Aire.

Central Park is a Covenant Community though not all sections of Central Park are governed by the same set of Conditions, Covenants & Restrictions (CC&Rs). Central Park HOA includes The Park and The Village sections. Please refer to the documents tab on this website to find all current CC&Rs, guidelines, and agreements.
When planning exterior home and landscape projects, new and maintenance, homeowners must first submit specifications to the Architectural Design Committee for approval. All information regarding necessary approval is on this website.
ALL homeowners living within The Park and The Village HOA are required to maintain their homes and property in accordance with the CC&Rs. Homeowners found to not be in compliance will be notified and given the opportunity to resolve the issue before further action is taken.

Yard Of The Month
The latest Yard Of The Month has been awarded to Marcela and Patrick Clough. They live at 5181 N. Brookstone St. They sit on the corner against Central Park Avenue in a cute lttle pale green home with a long porch. The porch, landscape and beautifully manicured lawn is such a lovely addition to the neighborhood.
Make sure to look for the sign and their home as you drive along Central Park Ave.
There were several contenders this month so be sure to re-vote or look around and vote for next home that you feel deserves such recognition

Sump pump extension hoses must be positioned for water to flow to the rear of the home only.

Please pick up after your pets when they are outside of your yard.

Please keep all vehicles locked - especially when parked outside of your garage! Remember to remove all valuables, including firearms, cash and personal belongings.

The speed limits in the alleys are 15 MPH. Please slow down and watch out for your fellow neighbors. Alleys are not meant to be used in place of through streets!

Please remember that outside Christmas lights must be removed by February 1st, 2022

HOA requires homeowners to follow the Architectural Design Guidelines for all exterior home and landscape projects.
