Creating Perfect Lawns in the Fall

The following six steps can help homeowners achieve a beautiful lawn 2023. 

AERATION AND OVERSEEDING

This can help loosen compacted soil, allowing water, oxygen, and nutrients to reach grass roots more easily.

WEED CONTROL

Most types of grass cannot compete with major weeds and foreign grasses. Untreated weeds can spread and overtake the lawn.

FERTILIZATION

Feeding your existing grass with the appropriate nutrients is an important step to having a beautiful and healthy lawn.

MOWING

Keeping your lawn cut to a consistent height and never trimming more than one-third of the growth at a time will help to limit any additional stress on the lawn. Cool weather allows for a height of approximately 3" - 3.5" while the height should be adjusted to 4"-4.5" during the hottest periods.

INSECT/DISEASE CONTROL

Many common insects and/or diseases can cause damage and rapidly overtake the lawn. Identifying and treating these issues will help insure the look and health of your lawn.

WATERING

A general rule of thumb is to make sure your lawn gets approximately one inch of water per week, through rain or irrigation. Watering in early mornings and when the winds are calm will be the most efficient. Watering less often for longer periods per zone is also the most beneficial.

ASSOCIATION

Welcome to Central Park!

Bel Aire Central Park Homeowners Association is one of several HOAs within a development known as Central Park in Bel Aire, Kansas.  The Central Park HOA includes two sections - known as The Park and The Village.  Both sections are covenant communities and together, consist of 144 lots.  Many of the homes are built around a distinctive alley system that allows garages and parking to be accessed from the back of the homes.

Our association is known for its diverse and unique home styles - everything from Craftsman to Bungalows to Modern Farmhouse to Traditional.  The people who live here are synonymous with the homes - friendly, inviting, warm and full of charm and character!  We have families, young couples, retired couples, and singles who all live as neighbors in one of the most beautiful areas in Bel Aire.

Central Park Architectural Design Guidelines

Mailbox and Post design (effective 9/2022)

All mailboxes and mailbox posts shall comply with the Central Park HOA Architectural Design Guidelines and must be approved by the ADC prior to installation. All mailboxes and posts must comply to USPS requirements.  

The Salisbury Classic Mailbox Post #4890Blk is discontinued and no longer in production. This is the style the City of Bel Aire, as developer, chose for The Park and The Village originally.

Central Park HOA is currently setting parameters for mailbox posts and mailboxes should they need to be replaced.

Neighbors who currently share post must continue to share.

*Posts and Mailboxes must be Black

*Posts and Mailboxes must be made of metal

*Mailbox openings must be 41”-45” from the road surface

*Neighbors who share a post are equally responsible for choice of style and must choose identical mailbox styles

*Neighbors who share a post are equally responsible for replacement costs unless only one neighbor is responsible for damage and/or destruction.

*If a new selected post is not a surface mount (as the original post) the homeowner/s are responsible to securely anchor the new post on/in the existing concrete pad. Homeowners may choose to remove the existing pad and securely mount the post in the original spot. This must look like or be professionally installed and aesthetically pleasing.

If a new selected post is not compatible with the Salsbury Industries Heavy Duty Rural Mailbox…Black…#4850 (the original mailbox style) new mailboxes must be purchase along with the new post.

*Each homeowner is responsible for the maintenance of their respective post and/or mailbox.  Mailboxes on a shared post require both homeowners to share maintenance responsibility equally as per the CP HOA covenants.  Homeowners are expected to keep mailboxes and posts in good working condition as well as sealed and painted as the original paint fades and deteriorates.

USPS.com states “position your mailbox 41”-45” from the road surface to the bottom of the mailbox front. Place your mailbox 6”-8” back from the curb”.

Locking mailboxes are not restricted in Central Park, however, it is recommended to speak to your carrier before deciding to switch to a locking mailbox.  Mail carriers are not allowed to carry keys.  Locking mailboxes must be the specific Salsbury Rural Mailbox.

Did you know?

Central Park is a Covenant Community though not all sections of Central Park are governed by the same set of Conditions, Covenants & Restrictions (CC&Rs).  Central Park HOA includes The Park and The Village sections. Please refer to the documents tab on this website to find all current CC&Rs, guidelines, and agreements.

When planning exterior home and landscape projects, new and maintenance, homeowners must first submit specifications to the Architectural Design Committee for approval.  All information regarding necessary approval is on this website.

ALL homeowners living within The Park and The Village HOA are required to maintain their homes and property in accordance with the CC&Rs.  Homeowners found to not be in compliance will be notified and given the opportunity to resolve the issue before further action is taken.

No Christmas lights or decorations shall be installed or hung before November 1st and lit before Thanksgiving Day. No Christmas lights shall remain lit after January 15th. All Christmas lights and decorations must be removed by March 1st.

 

HOA requires homeowners to follow the Architectural Design Guidelines for all exterior home and

landscape projects.

Sump pump extension hoses must be positioned for water flow to the rear of the home ONLY.

REMINDERS

Please pick up after your pets when they are outside of your yard.

Please keep all vehicles locked - especially when parked outside of your garage!  Remember to remove all valuables, including firearms, cash and personal belongings.

The speed limits in the alleys are 15 MPH.  Please slow down and watch out for your fellow neighbors.  Alleys are not meant to be used in place of through streets!

Please watch for children at play.

Central Park's latest Yard Of The Month was awarded to Keith and Suzanne Smith. This is the second time their home has been chosen.

Their beautiful home sits at 5248 Colonial Ave. in The Park. Their home is a stunning addition to Central Park.

From their stunning home and immaculate lawn and landscape it is easy to see why they have been given this award twice now.
